• We are a full service Inspection Company
• We perform whole house inspections from roof to foundation using state of the art equipment. (See "what is an inspection, for more details)
• There are generally two inspectors on every job. This means our inspections are done in about half the time, usually 1 ½ to 2 ½ hours. The time to complete an inspection depends on the size of the home.
• Our 20 to 30 page comprehensive reports include pictures and a summary page.
• With every whole house inspection, you will receive your report in a 3 ring binder with a maintenance schedule, a glossary of technical terms, and a home informational booklet. This valuable package will include even more information.
• The delivery of the report may be printed on site. If for some reason this cannot be done, we will print you a summary page of the findings then you will receive your full package report by the next business day. This can be delivered by e-mail, or we can overnight the report package.

• Roof and Attic - (Roof): We climb on the roof, (if there is no snow or ice), and will be inspecting the following areas; The type of roof covering, the condition of the roof covering, the number of layers, (if possible), to see if shingles have been installed properly, the slope of roof, all flashings, inspect all roof ventilation, skylights, (if applicable), inspect for leaks.
  (Attic): Climb into the attic, (if possible), to inspect the follow areas; Check for any open electrical wires, roof framing, roof bracing, roof decking, check for leaks, ventilation (roof vents and baffle vents), bath fans (venting in attic) and insulation clear of sheeting.
• Electrical - We will be inspecting the following areas; (Exterior); Drip loop, entrance cable, height off the ground, meter condition, (Interior); Panel size , condition, location and brand, service cable, all connections in the panel, ground wire, we check a representable number of electrical receptacles for proper function by putting a load on the plug and GFCI's throughout the home .
• Plumbing - We will check the water meter or well location, size of piping and piping material, location of shut off valve, material deposits, supply lines, all kitchen and bathroom sinks for leakage, vent piping, tubs and toilets for leakage, waste piping supports, floor drains, sump pump function, (Hot water heater); Firebox condition, gas valve, flue exhaust pipe, temperature controls and pressure relief valve.
• Heating - We will inspect the following items; approximate age of furnace, temperature of the output of the furnace, blower condition, filter condition, heating duck conditions, heat source in all rooms, check for cold air returns, exterior vent condition, electrical shut off and gas valve, (Air conditioning); Exterior; Approximate age, electrical disconnect and cabinet level, leaks around piping. Interior; Air temperature, proper drainage for condensation line and leaks around piping.

• Radon - This includes leaving 2 canisters on site for 48 hours. You will receive a lab report within 72 hours. (if lab reports are needed sooner, there will be an extra charge)
• Mold - This includes one mold swab per area. You will receive a lab report within 72 hours. ( if lab report is needed sooner, there will be an extra charge)
• Mold Air Testing - This includes one air test outside and one air test inside. If more areas need testing, there will be an extra charge per area. You will receive a lab report within 72 hours. (if you need the report sooner, there will be an extra charge)
• Lead - This includes one lead test with lab report within 72 hours. (If more testing is needed, there will be an extra charge)
• Asbestos - This includes one asbestos test with a lab report within 72 hours. (if more testing is needed, there will be an extra charge)
• Pest - This includes FHA, VA termite inspection

• Basic Package - Total coliform bacteria, e-coli bacteria, nitrates and nitrites
• FHA Package - Total coliform bacteria, e-coli bacteria, nitrates and nitrites plus lead
• Comprehensive Package - Total coliform bacteria, e-coli bacteria, nitrates, nitrites, arsenic, lead, sodium and turbidity
• City water package - Lead, copper, fluoride and chlorine

• We offer two types of Septic Inspections:

1. Visual Inspection - This includes to flood the system, look for the location of the well, ground conditions and the condition of the field.
2. Comprehensive Testing - This includes opening the tank inspecting the inlet line, working level and baffle. We look at the location of the well, ground conditions and the condition of the field.

• Well inspections include, type of well, size of well, location of well, distance from septic tank and field, outside well height, check out side casing, electrical connections, shut off valve, pressure switch and volume of water.
